Scope of Work

As part of Cambridge Housing Authorities RAD-Initiated modernization project Boston Building and Bridge completed work to the Washington Elms Apartments, Pisani Center, maintenance garage, and educational programming space.  This work was primarily outside or in common spaces and was completed while units were fully occupied.  This project has provided much needed renovation/restoration work to the exteriors and some of the mechanicals but is also providing a safer and more functional access to the buildings, exterior enclosures, and outside common areas.  

On a visual level the renovation has added to the appearance of Washington Elms and created a more visual theme throughout the apartment units.  On a functional level this project has extended the life of the buildings, created better ease of access and maneuverability, and provided a safer and more enjoyable environment.

 

Project consists of replacement and upgrades to 6 existing natural gas boiler plants; brick masonry repointing and repairs including addition of an elastomeric coating and zinc wall flashing to the 2nd and 3rd floors; demolition and replacement of the existing front masonry stairs with new stainless steel & fiberglass stair systems; new exterior doors at all units; landscape upgrades to the site’s 9 semi-private courtyards, common area playground, new asphalt paving at parking areas; exterior upgrades at the Pisani Center (community building and management office) and VESS Building (maintenance  garage and educational programming space); site work to include trenching for new electrical conduit between buildings, including installation of new security camera system. All work performed on an occupied site, in multiple phases.
